Re - Builds

When the changes you need are more than 70% of the current footprint of the house - we call it a Re-Build.

Your space will definately be invaded and you will most likely need alternative accommodation during the building project. This is due to the extent of your current floor plan being re-modelled and/or extended.

When we don't have to work around people living in the house, we have the freedom to get on with the job quickly and efficiently, so you can get back to your new space as quickly as possible.

 

Additions & Alterations

You need more space or simply need to re-configure the house to suit your needs better. 

Additions and alterations can be as big or small as your budget allows. Similar to re-builds, you may need to move out while we get the job done quickly and efficiently.

We have done a few renovations that involve alternative access for the owners to stay while we get on with the job. One involved building a ramp up to the roof level so the owners occupied downstairs while we got on with building a whole new level in the roof space. Most of the time we stand by the line "where's there's a will there's a way".

 

Building New

Starting from the beginning, either on an empty section or by removing the existing dwelling, building new begins at the ground level.


                       

 There are different options on how your project will be managed, here are some examples:  

 

Full Architectural Package

Some prefer to give an architect a brief then wait a few months and get a key to a new home at the end.
The architect liases with the builders and arranges progress payments on work completed. They usually take minutes at weekly site meetings and keep all parties well informed.

 

Architect + Building Company

This option gives you a set of architectual plans, the difference is that the building company has a project manager that liases between client, architect, subcontractors, engineer's etc.  They are responsible for problem solving any issues that arise, and invoice the client directly.
